Rodrigo's General Contractor plans and builds room additions, bonus rooms, and garage conversions for owners in Redmond, Bellevue, Kirkland, Kent, Renton, and the rest of the county. The first decision is not the paint color. It is whether the lot, the setbacks, and the existing foundation can take the room you want, and which permit office has to approve it.
We start with a site visit and a look at the parcel. Inside Redmond city limits, building permits go through the city's development services. Many east-Redmond parcels, and plenty of addresses in unincorporated King County, permit with King County instead. We name that path before we price the job so the estimate includes drawings, energy-code paperwork, and a realistic review window. Work near steep slopes, creeks, or an HOA design committee takes longer on paper than it does in framing. A garage conversion that keeps the existing slab and roof is a different project from a new footing and a new roof that has to tie into the house.
After the permit is moving, the build order is foundation or slab work, framing, roof and weather barrier, windows, then mechanical, electrical, and plumbing, then insulation, drywall, and finishes that match the house you already have. Matching matters more than a sample that looks better in the showroom. Siding profile, roof pitch, trim width, and window color are what make an addition read as part of the original house. We also plan a heat source and a return so the new room is not the cold one in January. Flooring, casing, and outlet heights are chosen to meet the existing rooms instead of starting a second style in the same hallway.
Timelines are dominated by design and review, not by the last week of paint. A single-room addition commonly runs three to six months from the first site visit to the final walkthrough. Construction itself is often six to ten weeks after the permit is issued. A garage conversion that does not move the exterior walls is often shorter. An accessory dwelling unit adds parking, ceiling height, and a separate entry that a simple bedroom does not, and we will say early if the lot is a poor fit. The crew is licensed and insured in Washington, bilingual in English and Spanish, and based in Redmond, which keeps site checks short when a question comes up mid-frame.
